Rental Policies

Thank you for checking out our rental properties! Our goal is to attract the very best, long-term tenants by providing excellent accomodations, service and reasonable rental rates.

Lack of or poor credit is not necessarily a disqualifier. Rather, cash flows is critical for candidate selection. We must understand your inbound and outbound cash flows on a monthly basis to qualify as a candidate. We use a common rental affordability formula to calculate a candidates ability to pay the rent and maintain a reasonable lifestyle.

All candidates must have a minimum total income of at least $45,000 – $50,000 per year in order to rent one of our units. Breakdown:

$50,ooo yearly – approximately $10,000 in taxes = $40,000. $40,000 – (all utilities) $1,500 = $38,500 Net income.

Formula = Net income/40    = approximately $900 per month available for rent. We provide a bit of a cushion for utilities and other lifestyle costs.

  • NO SECTION 8 candidates will be considered
  • Limit 2 cars per candidate. Fairlawn does not permit overnight street parking
  • No trucks greater than 3/4 ton capacity without prior approval. If approved, these trucks MUST be kept in the garage.
  • All drains are certified clean upon move-in. If a drain backs up, it is the tenants responsibility to call a plumber and assume all financial liability.
  • Garbage must be disposed of immediately at the Fairlawn compactor or the tenant’s own service. Garbage must not be stored outside or on porches.
  • Animal waste must be cleaned up immediately.
